El Proyecto Quinta de los Molinos consistirá en la compra de un solar para posteriormente, realizar la construcción de un edificio que estará formado por 7 viviendas con trastero incluido.
El solar sobre el que se desarrollará la promoción se encuentra ubicado en el eje c/ Arturo Soria con c/ Alcalá. A escasos metros está la calle de Alcalá y la zona de alrededor cuenta con variedad de locales de ocio, comerciales, hoteles y supermercados.
Tras la localización del activo, se estudia la viabilidad urbanística, municipal, técnica y arquitectónica. Una vez aprobado el proyecto, se evalúa la idoneidad económica y de mercado para el diseño del producto final en función de su precio y la capacidad de absorción del mercado inmobiliario en la zona, entrando en zonas urbanas de grandes capitales donde el mercado del alquiler y venta es más activo.
Para el desarrollo de este proyecto contamos con Onys, un grupo formado por un capital humano altamente cualificado, versátil y con amplio conocimiento de la actividad inmobiliaria. Con una experiencia de 39 años en el sector, han gestionado compañías promotoras, constructoras, patrimoniales y de servicios tanto a nivel nacional como internacional.
Las viviendas resultantes contarán con aproximadamente 60 m2 de vivienda interior y 4 m2 de terraza. Todas las viviendas serán exteriores.
NOTA: debido a la naturaleza inmobilaria del proyecto, una vez alcanzado el 100% del objetivo se dará por concluida la misma ( no existe posibilidad de "overfunding" hasta el 125% ).

El estudio de mercado se centra en el mercado de alquiler tradicional, mercado de alquiler vacacional y mercado de compraventa.
Con respecto al mercado de alquiler tradicional, el precio mediano corresponde a 1.083 € lo que supone 15 €/m2. La yiled bruta media que generan los activos en alquiler en esta zona es de 5,02 %.
Para el análisis de alquiler vacacional, hemos tomado un área de influencia más amplia para disponer de mayor muestreo y poder hacer cálculos de ocupación más precisos. Las épocas de mayor ocupación en la zona del activo son -como es tradicional en Madrid- en otoño y primavera, coincidiendo con una mayor densidad de eventos.
En este caso puntual, esperamos alcanzar picos de ocupación con inquilinos provenientes del distrito Mad-Bit (anexo al activo, y con una creciente demanda para profesionales, profesores y emprendedores); y también de eventos deportivos que tomen lugar en el estadio Wanda Metropolitano. En este caso, las "temporadas bajas" son los meses de julio y agosto.
En cuanto al ADR (average daily rate), el promedio se encuentra en 70 €/noche, oscilando a lo largo del año entre los 50 y los 100 €/noche en activos similares. Nuestra propuesta para la valoración del inmueble es un blended de 73,5 €/noche anual, con una ocupación del 45% de las noches disponibles. El valor alcanzado, tal como puede verse en el apartado primero, es algo menor que para el alquiler, dado que las ocupaciones medias anuales son bajas
La horquilla de precios de la zona en el mercado de compraventa se mueve desde los 1.700 €/m2 hasta los 6.000 €/m2, con un precio mediano de 3.532 €/m2, sin diferenciación entre obra nueva y segunda mano.
Es importante tener en cuenta la esacasa oferta de obra nueva en la zona. Igualmente la oferta de viviendas de una sola habitación y de estas característica es escasa.
El proyecto va a necesitar una inversión total de 1.545.146€. De los cuales 760.000€ se aportaran vía Equity Crowdfunding y 90.000€ serán aportados por los promotores. El capital restante se obtendrá a través de un préstamo de 450.000€, lo que supone un LTV de menos del 22%, que servirá para financiar la construcción.
Los inversores entrarán como accionistas junto con la aportación de los promotores en el vehículo creado para realizar el proyecto, Special Purpose Vehicle (SPV).
Nuestro Scoring se basa en una evaluación transversal del negocio considerando las diferentes métricas que obtenemos de nuestro análisis financiero, su estructuración, los posibles riesgos intrínsecos y extrínsecos, el análisis del entorno y la experiencia de los promotores.
En base a este análisis obtiene un Scoring de A-.
Proyecto: El proyecto va a necesitar una inversión total de 1.545.146€. De esta cantidad 760.000€ se financiarán vía Equity Crowdfunding, a través de inversores particulares que entrarán como accionistas en el vehículo, Special Purpose Vehicle (SPV).
Estructura de Capital: De la inversión total, la estructuración será 29% a través de un préstamo y el otro 71% del capital será aportado en un 11% por el promotor y el 89% restante procederá de los inversores de Fellow Funders.
Promotor: Es uno de los puntos fuertes del proyecto. El equipo promotor cuenta con una dilatada experiencia en el sector, habiendo promovido más de 48 proyectos en la Comunidad de Madrid y en la Costa del Sol.
Mercado: El estudio de mercado nos indica un alto atractivo inversor a causa de la escasa oferta de esta tipología de activos de obra nueva.
Riesgo Financiero: Para cuando sea necesario el préstamo el nivel de preventas del proyecto será suficiente como para garantizar la concesión del mismo. Por ello, el riesgo financiero se ve reducido.
El plazo de inversión comenzará cuando se protocolice la Ampliación de Capital.
Una vez desarrollada la ampliación de capital con los nuevos socios provenientes de la ronda de Crowdfunding, los inversores poseerán la mayoría del Equity de la sociedad vehículo creada para el negocio, quien a su vez será la titular de los activos.
